TIPS AND ADVICE
Dealing with Flash Flooding and Power Outages During Hurricane Milton: My Personal Approach and Tips
Dealing with Flash Flooding and Power Outages During Hurricane Milton: My Personal Approach and Tips If you’re like me, you’ve probably decided to ride out Hurricane Milton at home. I get it—avoiding clogged roads and the stress of evacuation traffic was reason enough for us to stay put. But while staying home feels safer and more familiar, it comes with its own set of challenges, especially when it comes to flash flooding and power outages. Here’s how my family and I are preparing for these possibilities, along with some advice I hope you’ll find helpful too. Flash Flooding: Preparing for the Unpredictable We live in an area that’s no stranger to flooding, so I know how quickly things can get out of hand. Here’s what we’re doing to make sure we’re prepared: Getting the Upstairs Ready: Since our home has a second floor, we’ve moved valuables and important documents upstairs just in case. If you don’t have an upper level, consider placing things on countertops, tables, or even in watertight storage bins. Monitoring Water Levels: We’re using weather apps and keeping an eye on nearby creeks and drainage ditches. Knowing what’s happening outside our immediate area gives us a better idea of when we might need to move quickly. Emergency Bag by the Door: We have a couple of go-bags packed and placed near the front door. I’ve included essentials like IDs, a first aid kit, some non-perishable snacks, and bottled water. If you’re in a high-risk flood zone, it’s good to have a bag you can grab in seconds. Power Outages: Planning for the Dark We’re expecting the power to go out—it almost always does during hurricanes—so we’ve taken a few steps to make sure we’re not completely in the dark: Charging Up: We’ve charged every device and power bank we own. It’s a small thing, but it’ll keep us connected and entertained (hello, downloaded movies) while the power is out. Prepping the Fridge: I’ve filled some water bottles and ice trays to keep the fridge cool longer if the power cuts out. I’m also planning a “fridge feast” for when the outage happens—using up perishable items first means less food waste. Battery-Powered Lights Over Candles: We’ve stocked up on flashlights and battery-operated lamps. I know candles seem like a cozy option, but the last thing we want to worry about is starting a fire in the middle of a hurricane. What We’ll Do If the Floodwaters Rise I’ve always believed in preparing for the worst but hoping for the best. If water starts rising around our property, here’s the plan: Move Up, Not Out: Leaving during a flood is super dangerous, so unless it’s an absolute emergency, we’re sticking to higher ground in the house rather than trying to brave the roads. Turning Off the Breakers: If the water starts getting close, I’m going to switch off the electrical breakers to prevent any damage or risk of electrocution. Keeping Everyone Calm: The kids pick up on our stress, so we’re trying to keep things light and reassuring. I’ve put together a few fun games and distractions to keep them occupied if we have to stay in one place for a while. Handling Long Power Outages If Milton knocks out power for a while, we’ve got a few strategies up our sleeves: No-Heat Meals: I’ve set aside some ready-to-eat options like canned soup (with a pull-tab!) and shelf-stable snacks. These don’t need heating and are filling enough to keep everyone satisfied. Using the Grill Sparingly: We have a propane grill we can use in a pinch, but I’m careful about conserving fuel and only using it for quick meals if absolutely necessary. Keeping Cool: With no AC, things can get uncomfortable fast. I’m planning to use battery-powered fans and keep the windows cracked if it’s safe to do so. After the Storm: Picking Up the Pieces Once Milton moves on, there’s a whole new set of tasks to handle. Here’s what I’m expecting: Documenting Everything: As soon as it’s safe to go outside, I’ll be taking photos and videos of any damage for insurance purposes. Even small things count. Avoiding Standing Water: Floodwater is nasty and full of bacteria, so I’m keeping the family away from it. Rubber boots and gloves are a must if we have to go through it for any reason. Checking In With Neighbors: We’ve got a tight-knit community, and I know we’ll all be looking out for each other. A quick check-in with neighbors can make a big difference. What We’re Learning From This Experience Hurricanes are nerve-wracking, but every storm teaches us something new. As we go through Hurricane Milton together, I’m reminded that preparation is as much about protecting our mental state as it is about securing our home. If you find yourself feeling overwhelmed, take a deep breath, turn off the constant news updates, and focus on what you can control. If you have any tips or want to share your experience, I’d love to hear them. We’re all in this together, and the more we help each other, the stronger we come out on the other side. Stay safe, stay prepared, and take it one step at a time! Statewide Shelter Information The Florida Disaster website provides a centralized index of shelters across all counties in Florida. How to Hurricane-Proof Your Home: A Comprehensive Guide for Homeowners Living in Florida, hurricane preparedness is critical to protecting your home and loved ones. From high winds to flooding, hurricanes pose significant risks. Fortunately, there are several ways you can strengthen your home to withstand these storms. Here's a guide to hurricane-proofing your property, along with some highly recommended products that can help. 1. Strengthen Your Roof Your roof is your first line of defense against hurricane winds. To ensure your home is protected: Install hurricane straps: Metal hurricane straps help anchor your roof to the walls, significantly boosting wind resistance. Upgrade to impact-resistant shingles: Choose roofing materials designed to withstand severe winds and flying debris. Get a professional roof inspection: Regular inspections can help identify weaknesses. Use 3M All Weather Flashing Tape to seal gaps and protect areas vulnerable to water intrusion. 2. Secure Your Windows and Doors Broken windows and doors allow wind and water to enter your home, potentially causing significant damage. Here are some effective solutions: Install hurricane shutters: Options like Hurricane Fabric Panels provide strong, flexible window protection. Another option is Plylox Hurricane Window Clips, which allow you to secure plywood without drilling. Upgrade to impact-resistant windows: If you're not ready for a full window upgrade, apply BDF S8MC Window Film, which reinforces glass, making it shatter-resistant. Reinforce your doors: Wind-rated doors with heavy-duty deadbolts add extra security. Don’t forget to use garage door reinforcement kits to protect one of the weakest parts of your home. 3. Protect Against Flooding Hurricanes can bring massive amounts of rain and storm surges, leading to flooding. Even if you're not in a flood zone, taking these steps can help protect your home: Elevate critical systems: Ensure HVAC systems and electrical panels are raised above flood levels. Seal gaps and cracks: Use 3M All Weather Flashing Tape to seal any gaps around windows and doors. Install a sump pump: Consider the WAYNE CDU790 Sump Pump or Liberty Pumps 237 Series to quickly remove water from flooded areas. 4. Trim Trees and Secure Outdoor Items Flying debris is a common cause of hurricane damage. Your own yard could be the source, so take steps to prevent this: Trim overhanging trees: Regularly prune branches near your home. Secure outdoor furniture and decor: Use Earthquake E-Z Anchor Spiral Ground Anchor to anchor down large items and Bungee Cords with Carabiner Hooks to secure smaller items like grills and cushions. 5. Reinforce Your Garage Door Garage doors are often the weakest point during hurricanes. If breached, they can cause significant structural damage. Install a wind-rated garage door: Consider installing garage door reinforcement kits to strengthen existing doors. 6. Stay Prepared with a Hurricane Kit No matter how well you prepare your home, having an emergency kit on hand is essential. Include: Non-perishable food and water: Pack enough for at least 3-5 days. Flashlights, batteries, and a portable generator: The Jackery Portable Power Station or DUROMAX XP4850EH Dual Fuel Portable Generator are great for keeping essential electronics powered during an outage. First aid supplies and medications: Don’t forget to keep a complete emergency kit like the Redfora Complete Earthquake Bag or Ready America 72-Hour Emergency Kit to ensure you're prepared for all situations. Final Thoughts Taking the time to hurricane-proof your home can make a big difference when the next storm hits. By strengthening your roof, securing windows and doors, and preparing for flooding, you can protect your property and loved ones from the worst a hurricane has to offer. 5 Tips to Sell Your Home Faster in a Competitive Market Selling your home can be stressful, especially in a competitive market. But with the right approach, you can attract serious buyers and get offers on the table quickly. Here are five tips to help you sell your home faster than you thought possible. 1. Price It Right from the Get-Go Starting with the right price is key. If you price too high, your home might sit on the market too long. On the other hand, underpricing can leave money on the table. Research the comparative market analysis (CMA) in your area or work with a realtor to price your home strategically. Trust me, this step can make or break your sale. 2. Boost Your Curb Appeal First impressions matter. A well-maintained exterior can significantly impact a buyer’s decision. Consider adding fresh flowers, painting the front door, or power-washing the driveway. Homes with solid curb appeal can sell for 7% more on average than homes that appear neglected. 3. Stage It, but Don’t Go Overboard Potential buyers need to imagine themselves living in your space. Declutter, depersonalize, and give each room a defined purpose. You don’t have to hire a pro, but keep it simple and welcoming. Staging can boost the final sale price by up to 10%. 4. Invest in High-Quality Photos and Videos With more buyers browsing homes online, your listing photos can make or break a potential sale. According to Redfin, homes with professional photos sell for more money and up to 32% faster than homes with standard photos. It's worth investing in a professional photographer who specializes in real estate. 5. Be Flexible with Showings Yes, showings can be inconvenient, but being available for last-minute and weekend viewings is crucial to selling quickly. The more buyers who tour your home, the better your chances of getting an offer. The National Association of Realtors reports that homes with frequent showings tend to sell faster, especially in competitive markets. Ready to Sell Your Home? Let’s Make It Happen. Selling a home doesn’t have to be stressful. If you’re ready to get serious about selling quickly and at the best price, schedule a free consultation with me today. Whether you need help with pricing, staging, or getting professional photos, I’ve got you covered.
